What's Included in a Pool Inspection
- Water. Free chlorine, pH, alkalinity, calcium, stabilizer and salt, plus clarity and any sign of algae.
- Surfaces. Plaster or finish condition, stains, roughness, cracks, tile and grout at the waterline, and whether a pool acid wash could help.
- Equipment. Pump, motor, filter, heater, salt system, lights, automation and cleaner run and checked, with ages read from data plates where possible.
- Plumbing and water loss. Visible leaks at the equipment pad and signs the pool is losing water.
- Safety features. Fencing, gates, alarms, covers and drain covers.
- Photo report. Findings by area, marked as working, worn or needing attention.

- Buying a home. Book during your inspection contingency so findings can shape your negotiation.
- Selling a home. A pre-listing check lets you fix a noisy pump or a dead light before a buyer's inspector finds it.

Pool Safety Features We Check
California requires any new or remodeled pool or spa at a single-family home that gets a building permit to have at least two of seven drowning-prevention features, such as an isolating enclosure, a safety cover or alarms. (Source: California Health and Safety Code 115922) State law describes a qualifying enclosure as at least 60 inches high, with no gaps that pass a 4-inch sphere and self-closing, self-latching gates. We also check drain covers. Since December 19, 2008, federal law has required anti-entrapment drain covers at every public pool and spa.
